Welcome! My inspection service is not your average cookie cutter inspection experience, i have more personalized service than what may be out there – Because every property is at least a little different, you can expect an specialized inspection of that ‘unique’ home , but in general ….
HOUSE INSPECTIONS TYPICALLY INCLUDE :
__Exterior – Exterior Walls, doors, grading, flat work, steps, porches, decks, balconies, Detached garage. Roof Covering, visible flashing, overhangs, gutters system, chimney exterior. (NO estimating remaining life) (Visual from ground, window, or by walking roof but only if safely accessible and at the inspectors discretion.)
__Structure –Visible Foundation walls, support systems, accessible attic structure ( at inspectors discretion), reporting on presence of apparent stains and signs of moisture entry via structure – if visually accessible. Observation of visually accessible insulation and ventilation of attic, foundation & walls.
__Interior – Windows, doors, cabinets & counters, stairs, railings, appliances and fireplaces, attached garage. (Wall, floor and ceiling surfaces will be observed for general condition and any visible signs of moisture issues)
__Heating – Heating unit & its visually accessible components (visual Condition / function, NOT efficiency).
__Cooling – Condensing unit (visual condition/ function if over 70 degrees, AC is NOT operated below 68).
__Electrical – Service, panels & visually accessible wiring, visible grounding, testing of receptacles & Gfci , Afci, Smoke & Co detectors. Mechanical fans (Concealed portions of electrical system are not included.)
__Plumbing -Water heater, visible water supply pipes, waste drain vent pipes, gas piping, valves (not operated), sump / ejector systems for function but not their concealed piping, kitchen/ bath plumbing conditions.
**(Limited to description of accessible materials used and observation of the basic function at time of inspection. Any buried / hidden / or otherwise inaccessible plumbing is not included in this inspection)
Note:
There will occasionally be limited observation of some related areas, systems, and components if they can adversely affect property or inspector includes as a courtesy, but conversely, inspector will not give opinion on makeshift/homemade/diy items which would be beyond what’s considered typical for a home in this region of Illinois.
