I have used Joe from Tribuzio inspections at least 3-4x so far. His detailed work and reports are to live by. I honestly wished I used him on my first house 15 some years ago instead I was a fool. Joe is always on time and he’s in high demand as I’ve sent prob 5 future home buyers his way and he was able to schedule maybe half of them. I always recommend Joe and if you can ask for an extension on your home purchase contract, do it and hire joe!
I am attaching one of the few home inspections he did to show the proof of his detail work of 81 page report! We walked away from this home attached as Joe found many big concerns including a catch basin trap hooked up to the toilet in the middle of the winter. This would be $5,000 if a small fix or a $20,000+ fix if bigger.

Apr 14, 2020Previous reviewThis is my 3rd time in maybe 3-4 years hiring Joe from Tribuzio Home Inspection Services. We keep rehiring Joe because he’s super detail, organized and very nerdy about his work, which we love. He has made the point his clients are #1.
My very first home, I took the advance of my realtor at the time to hire an inspector she had in mind (as I didn’t know what I was doing as many first time home buyers are). Fast forward 10-12 years later, I wish i met Joe 10-12 years ago! I hired Joe for a job and he provided a 80 page report and pretty much told us we’re going to die in this house of un-natural causes and took the time to show us the mild concerns to the extreme concerns. Well we walked away from that house and the house stood on the market for another year and went for over $50K less. 3 years later we hired Joe again, he gave us another great report and showed us mild concerns, to medium concerns and what to do fix them and major concerns in which we should ask seller’s fix or repair before closing. One being the toilet being lined to the catch basin trap outside. Joe is probably the only inspector whom catches a toilet hooked up to a catch basin trap in the middle of the winter, which contained fresh poo but because it’s winter you can’t smell it until summer. Thank you Joe for catching these details as it could of cost us $5K for a similar line fix or around $20K for redoing the line to the city sewer.
Again, i can’t express enough how much of a life saver Joe has been to me and my family.

Apr 19, 2018Previous reviewI have recommended Tribuzio Home Inspections to at least 7 people already since our inspection a few months ago. After my first home purchase over 13 years ago, I learned what I wanted and what I didn’t want. I knew I did not want to go with someone who was recommendation based off a sale (realtor/mortgage co.) as I did on my previous home. I found Tribuzio and scheduled an inspection a hour north of the city and upon arrival, Joe was already working the outside of the house. He pointed out many dangerous or may be costly concerns such as foundation, roots of 100 year tree, bacteria growing on roof, improper structure support for roof and first floor as well the back draft from moving a water heater from a furnace. He also pointed out many improper repairs that the owner has done since we viewed the house 2x before. Anyone I know usually gets a 20-40 page inspection page however Tribuzio provided us with a 80 page inspection and told us “I work for you guys, not the realtors”. He pointed out common wear and tear, minor or common concerns however the major ones.
I will not use anyone else besides Tribuzio moving forward so I hope he’s willing to travel!

Joe came out and did a thorough job. He crawled into places I wouldn’t tread to get as many details as possible. He knew his stuff and he was happy to walk me through what he found.
Plus, he provided a detailed report with pictures detailing everything, which I can also use to get quotes from various contractors for repairs. He’s a wealth of information and obviously enjoys what he does. I’d highly recommend him to anyone looking for a home inspector.

If you are looking for a home inspector to inspect a potentially new home…look no further. Seriously!!! I can guarantee that Joe is the most detailed, professional, honest, and dedicated inspector you will ever meet. He has inspected 3 homes for my family and we have been elated with his thoroughness every single time. Each inspection lasts over 3 hours and sometimes went as long as 5. But considering that you are making a decision on the largest investment decision of your life, a couple of hours is nothing in the grand scheme of things.
He is knowledgeable about every aspect of a home, regardless of the home’s age. His documentation and attention to detail is top notch. Once he is done with the inspection, he quickly issues a thorough inspection report that is full of pictures, warnings (if applicable), advice, and other useful information.
Besides his professionalism, he is an amazing person. I would recommend him to my family and friends in a heart beat.
I wish there was a rating beyond 5 stats.

I contacted Joe at Tribuzio just recently for a home inspection. He was able to fit me in very quickly and communication was excellent. The home inspection went as planned as Joe pointed out all of the important areas that were in good standing but also those that may need attention.

Using Tribuzio Home Inspections was one of the wisest things I’ve ever done in my home purchasing venture. I discovered this company on the selling side of a property I own and the buyers contracted THI to inspect a property I’ve owned and personally rehabbed every square inch of for top to bottom. THI spent over 4 hours going over every single detail and missed NOTHING! I knew the next property I purchased would be inspected by this blood before any decisions were made and that’s exactly what I did. I decided not purchase a home I had inspected by THI. That’s the only stuff that matters for an inspector but if you’re gonna spend 3 hours with your inspector get one that’s funny too.
This guy was a riot and professional too.

Joe is outstanding. I’ve never worked with a more thorough (and friendly) inspector. Joe takes the time to not only study every inch of the home, but he also documents everything with photos, which is incredibly helpful, especially during negotiations. This is way overdue as I bought my home back in May of 2017 but just realized I have kept this review as a draft! Anyway, I was a first time home buyer when I called Joe over 2 years ago. I had shopped around via phone calls and Joe was the only one who didn’t sound scripted. He was nice and honest. It was very easy setting up an inspection on short notice. I had heard that some home inspectors prefer not to have a ‘crowd’ during an inspection, however he had no problem with my mother and daughter tagging along. I met him the morning of my scheduled inspection. He was punctual and prepared. I loved that not once did he make me feel like I didn’t know anything (even though I didn’t!). He took the time to explain and give me honest answers to my questions. He’s also very funny! He sent me a copy of his findings in a timely manner. His price is reasonable. Overall, I was very happy with this part of the home-buying process, all thanks to Joe!

Joe was very exceptional on inspecting the 3 flat building. He spent nearly six hours to review the entire units. Even if the seller’s broker tried to push him to do quicker, he didn’t pull back while just keep doing his work in his own pace.
In addition, Joe explained every single detail whenever we asked questions even if it sounded stupid to professionals. If you need a guy to be on your side, don’t hesitate to go with him.

After calling a handful of inspectors, another highly rated home inspector referred me to Tribuzio Home Inspection because of timing and schedule. Joe was extremely fast at responding, very patient with all my questions. on the day of the inspection he showed up on time, and was very thorough. we were purchasing a condo, and he also went up to the rooftop to inspect the common area, chimney, flashing, roofs, etc without additional charge ( some inspectors were trying to charge me extra for taking a couple of steps to the rooftop, not cool). Because we had a short inspection/attorney review timeframe, the lawyer really wanted a report the next day because he had to leave town for something urgent. Joe had already told me that he couldn’t ahead of time, BUT then he stayed up late till like 2AM rushing the report out to me anyways! it was very much appreciated. the report has a nice format (check it out on his website), it was easy to read. we were able to get a couple thousands for closing credit to get things fixed. Joe is honest, and genuine, and I’d highly recommend him. His price was very reasonable. the one comment I have is that Joe will highlight EVERYTHING that’s wrong with the apartment because of his professionalism. but don’t let it freak you out, because you have to evaluate the risk yourself. for example, he pointed out that our water heater is not vented correctly and CO could back flow into the room. which SOUNDS terrifying, but you have to step back and say, well if that was the case, every neighbor would be dead. however, because he pointed it out, I will now put more CO detectors around the water heater. We asked the seller to correct the problem, and we got credits anyways. so it’s great !!
one thing I would recommend others for having bought and sold a few houses, always educate yourself about what to look for when doing an inspection. for example, I am new to Chicago, so I had to educate myself about split face blocks and why I probably shouldn’t buy an apt with it, read the condo minutes to identify any problematic areas so your inspector can spend more effort checking it out during the inspection. Google and print an inspection checklist is a good way to prepare. Also, I would try to find an independent inspector BEFORE you make an offer on stand by, the attorney review period can be short and if you don’t want to feel rushed and you don’t want to use your realtor’s inspector.

My wife and I were referred to Joe 3 years ago – since then I personally have recommended him to everyone I know. With the purchase of our first home, finding a great inspector and support team of professionals was very stressful – there are so many people out there claiming to be experts all with different opinions! Born and raised in Chicago, I am very skeptical and reluctant to trust anyone. Meeting Joe for the first time, I immediately realized I was going to be provided with a very thorough experience. Joe was very descriptive and detailed about what he was finding and definitely took his time. He climbed, and crawled and inspected every inch of our house, both inside and out. Responded very quickly to my request, emailed me instructions and info the night before the inspection and then gave a master class in how to evaluate everything in the condo I had an offer on. He pointed out issues, both big and small, explained everything, and was incredibly thorough. He is a critical thinker and knows his job well. He especially helped identify several issues with two major appliances and explained options for how they might be addressed. His report was very detailed and far more informative that I expected. The property was in overall good shape but I felt I knew all the potential issues with it before I left that day. He did a great job going over the property very thoroughly and listing all of the issues and potential issues. Joe was able to spot a number of inadequacies throughout the property which allowed me to go back to the seller seeking those to be fixed. I’m 18 months into owning this property and everything has gone well, with no major hickups or fixes popping up out of nowhere, and I attribute most of that to the home inspection provided by Joe. I would recommend Joseph to anyone. He was polite and courteous. He was fast at responding and accomodating to my schedule. Friendly and very respectful to everyone. Completely diligent. He went out of his way on different occasions for me. He was extremely through on the job and I felt that I was able to present a clear report of items that needed repair to the seller of the town home I was looking at. Joseph was probably the most reasonable in price but not at any sacrifice of quality.

Joe was the absolute best! You know you’ve got a good inspector when the realtors go, “oh no, not this guy.” He was so thorough and pleasant to my wife, explained all of out questions thoroughly and without jargon, and generally did the best home inspection we’ve ever had. He doesn’t rush and his rates are easily the best we found, despite the best service we’ve ever gotten from an inspector. You can’t go wrong with this guy!

I would recommend Joe Tribuzio to anyone. He inspected the house for me in Gurnee. Without going into too many details I just want to say that I saw his determination to examine the house regardless of the time it needed. The work for him was hampered by sellers staff present in the house. But rather that saying “it’s hard to access, it probably works” he would rather say “it is important, I need to see that it works”. Really dedicated and professional approach. He’s job was to inspect and he treated that seriously.
One other thing: he emailed me the 60 page inspection report at 1:39am on Monday to make sure I had enough time to review it even though he promised to have it ready in the afternoon of that day.

We used Tribuzio Home Inspection Services for are home inspection. They did a great job. We received a 65 page report with pictures and explanations. Their was nothing that went unnoticed. Their prices are great the report was timely and they have no problem taking the time to explain why something should be changed and examples of how the problem can be resolved. We would recommend them in the future to all home buyers. Very happy with their service.

My realtor recommended Joe for a condo in River North I was about to purchase. He was incredibly thorough and took his time throughout the entire unit. His inspection report was very detailed (and fast–he prepared it the same day as my inspection)–much more so than those that I have seen from other inspectors. The report and summary allowed me to obtain an adequate closing credit from the seller. I will definitely use Joe for any future inspections.

We had Joe do an inspection on a house we are looking to buy. He was excellent. Informed, enthusiastic, quick to respond. I am not what you would consider a handy person, and I had a lot of questions that I’m sure would be intuitively obvious to most people. Joe took the time to explain in detail, and far from condescending, he seemed to enjoy sharing his knowledge.
At one point he needed to climb into the attic to check on the insulation and venting; access to the attic was so difficult that I was concerned he might not be able to get out even if he did make it in. I suggested that maybe just reaching in with his camera would be sufficient, but he would have none of that. I’m relieved to say Joe made it in and back out, and delivered an excellent report. -

My wife and I are buying our first home and Joe has done great work. He is genuinely interested in the work he does, which means he knows his history and is also up to date on what’s going on inside your potential home. His report was detailed, with lots of pictures, and contained informative diagrams that showed us how something was supposed to look or supposed to work. He climbed up where he needed to climb up and got down where he needed to get down. We went over as much of the house as we could. He answered all of my questions, responded to all of my emails, and made the whole process fun. If you’re looking to get into the guts of a house and really know what it is you’re thinking of buying, you can’t do better than Tribuzio Home Inspection.

I found Mr. Tribuzio on yelp, it was my first time to use yelp, first time to purchase a house and first time to hire a home inspector. But really thank God that He provided me with an excellent home inspector. Joe did an amazing job. He was very helpful from the beginning, he really cares and protects his customer, that means a lot for a first time home buyer (to find someone that can be trusted). He is very experienced with home inspection, he works with confidence and carefulness. He notices even few wood chips on the ground to see if those were something fallen from the house. During the inspection, he spent much time explaining the details of the home as we asked him many questions (he explains the problems and gives suggestions on how to fix the problems). He inspects every part of the house and does not miss any small things. He spent five and half hours for our home inspection and even my real estate agent was very impressed by his service and asked me where I found him. I feel like he gave me a very good education on owning a house after his inspection. He also gave a prompt home inspection report. He puts a lot of pictures in the report, pictures of the problems and pictures of how things suppose to be. His report is very clear and easy to read and follow. I highly highly recommend him.

He could have just written the report and let me read it, but he took the time to make sure I understood what he was saying. He pointed out which items were safety related, which were things to watch in the future, and which things I could easily repair myself. Joe was very responsive to texts and emails and worked with my difficult schedule to fit within my deadlines.

We had Joe do an inspection on a house we are looking to buy. He was excellent. Informed, enthusiastic, quick to respond. I am not what you would consider a handy person, and I had a lot of questions that I’m sure would be intuitively obvious to most people. Joe took the time to explain in detail, and far from condescending, he seemed to enjoy sharing his knowledge.
At one point he needed to climb into the attic to check on the insulation and venting; access to the attic was so difficult that I was concerned he might not be able to get out even if he did make it in. I suggested that maybe just reaching in with his camera would be sufficient, but he would have none of that. I’m relieved to say Joe made it in and back out, and delivered an excellent report. -

My wife and I are buying our first home and Joe has done great work. He is genuinely interested in the work he does, which means he knows his history and is also up to date on what’s going on inside your potential home. His report was detailed, with lots of pictures, and contained informative diagrams that showed us how something was supposed to look or supposed to work. He climbed up where he needed to climb up and got down where he needed to get down. We went over as much of the house as we could. He answered all of my questions, responded to all of my emails, and made the whole process fun. If you’re looking to get into the guts of a house and really know what it is you’re thinking of buying, you can’t do better than Tribuzio Home Inspection.

Through his inspection, he takes pictures of literally everything that may be a concern or anything that you ask him about. He is very knowledgable and he is patient. Joe is an absolute gem. He was there before I even showed up, and had already discovered the roof was going to need immediate replacement (fortunately, no damage had gotten inside, yet). He then spent hours going through every nook and cranny, discussing what he found as he went through, highlighting things that were ‘fix it now’ and ‘be ready for this one’ and ‘someday you’ll want to take care of it’. He also spotted things that looked odd, but weren’t really serious concerns.
The written report was clear and comprehensive, again highlighting immediate concerns as well as long-term steps we’ll want to take down the road, in part to ensure that the home’s condition stays top-notch. I can’t recommend him highly enough.

Purchacing a condo, I hired Joe to inspect it. He checked everything inside, heating plumbing, floors, walls, fireplace, tiles, appliances,and everything else. He even found a safety recall on one of the appliances. I received a detalied and comprehensive report in a couple of days. Joe was great! He was very thorough and looked at everything (even under the dishwasher!) His report was highly detailed and included many good pictures. He explained everything as he and my wife went through the house. He broke it all down so the report I got from my wife was the same as the actual written report that he sent. No surprises. I would highly recommend Joe. His price in Chicago was the lowest I found but he delivered the highest quality. Use Joe! You won’t regret it.

Joe Tribuzio is a great home inspector. I have referred him to about 6 different clients and they all have been impressed with his thoroughness and geniune concern for the homeowner. His website is great– you can access the 150-200 photos he has taken of the subject property along with his comments concerning the property’s condition. This helps with the “information overload” that often accompanies a home purchase. He also does radon inspections/measurements. Joe comes highly recommended!
